Technical Foundation

Civil engineering degree (HTL Hochbau) and early career at an architecture office in Austria. This structural grounding shapes how we plan, cost, and supervise every project — without outsourcing the decisions that matter.

First Developments — Austria

Began with apartment acquisitions and full refurbishments in Austria — buy, renovate, rent or sell. Each project refined the fundamentals: cost control, site management, and reinvestment of returns.

2015
Developer Scale — €10M Project Volume

Scaled from individual units to full developer projects. Approximately €10M in total project volume across Austria — new builds, refurbishments, and managed sales. The proven foundation before entering a new market.

2018
Market Entry — Bali

First villa completed, local team assembled, legal and regulatory landscape navigated from the ground up. Leasehold structures, permits, notary networks, contractor vetting — learned from first principles, so our clients don't have to.

Octo Bali Group — Operational

40+ villas delivered across Bali's key corridors — from Canggu and Berawa to Seseh and Uluwatu. An in-house team of 60 builders, senior project leads, and a trusted network of notaries and property managers. Now advising European investors who want to build, buy, or develop — without the usual blind spots.

We started with a flat in Austria, a spreadsheet, and a lot of skepticism from people who thought renovating property was too risky.

By the time we left the architecture firm, the model had been proven enough times to bet on it fully. What followed were years of learning — first in Austria, then in Bali.

Bali taught us something Austria never could: that the gap between how a market works in theory and how it works on the ground is enormous. That gap is exactly where most outside investors get hurt.

We are not consultants who studied the Indonesian real estate market. We are developers who have operated inside it for seven years — made mistakes that cost real money, built relationships with the notaries and contractors who actually matter, and come out with a playbook that works.
